At Loxlly’s Electrical Installation Ltd – Our licensed Electricians will perform inspections to the buildings or properties. These evaluations are known as ‘Periodic Inspection’ or ‘Electrical Installation Condition Report.
The inspection will identify:
- Overload electrical system or device.
- Open wire that may cause electric shocks.
- Areas or any object that may cause fire.
- Defective electrical job.
- Any kind of absence of earthing or bonding
Testing should be made to make sure that the property is safe for your tenants, along with this, we provide detailed wire installation that pass the safety requirements needed by the property.
GUIDANCE FOR LANDLORDS
It is necessary that you are aware of the landlord and Tenant act 1985 which requires:
- That the electrical installation in a rented building is safe when tenants move in and maintained in a safe condition throughout its period.
- That a House in Multiple Occupation (HMO) has a regular examination carried out on the property every 5 years. If your property is not an HMO, you are not legally obliged to do this. Nevertheless, we recommend that a periodic inspection and test is perform by a registered electrician on your rental properties at least every 5 years.
- That any kind of appliance provided is safe and has at least the CE marking (which is the manufacturer’s claim that it meets all the requirements of European law)Electrical condition Reports and PAT testing will help you fulfill this demands. It is your obligation not the tenants to ensure this tests are carried out.
Who should carry out the EICR? And what happens?
Electrical Installation Condition Reports should only be perform by a highly skilled and licensed electrician. They will perform inspections of your electrical circuit and devices in accordance to the UK standards for the safety of electrical installations – BS 7671 – Requirements for Electrical Installations (IEE Wiring Regulations).
